Water damage in Austin
Where the water comes from
in Austin.
Austin is the largest community area on the West Side, with greystones, brick two-flats, frame houses and bungalows on the combined sewer. It took the brunt of the July 2, 2023 storm, when up to about 9 inches of rain flooded thousands of basements and Cook County received a federal disaster declaration.

Notes from our Austin crew
Austin is where the July 2, 2023 storm hit hardest. Parts of the West Side, Cicero and Berwyn took up to about 9 inches of rain in a matter of hours, the combined sewer surcharged, and thousands of basements across Austin filled with Category 3 water through floor drains, toilets and basement showers. Cook County received a federal disaster declaration, which opened FEMA Individual Assistance and SBA loans for households whose insurance did not respond. July 2010 did something similar with about 7 inches overnight, so this is a neighborhood with a long flood memory and a lot of basements that have been finished, flooded and finished again.
The housing is greystones, brick two-flats and three-flats, frame houses and bungalows, nearly all with full basements, and a lot of it is a century old with galvanized supply lines and clay laterals that fail on their own. After a storm our first visit is a sewage job: contaminated drywall, paneling, carpet and stored contents come out, the framing and slab get antimicrobial treatment, and then structural drying runs for five to ten days because these basements are cool and damp year-round. Sump pumps and ejector pumps quit when the power fails in the same storm, so battery backup and a backwater valve are the two fixes we recommend most. Winter brings frozen pipes in vacant buildings, of which Austin has many, and in uninsulated exterior walls; the January 2019 polar vortex and the December 2022 cold snap both produced a wave of bursts here.

Before we arrive
The first hour in Austin
decides what can be saved.
A damp Chicago basement gives wet drywall and wood around 24 to 48 hours before mold colonizes. Four steps, in this order, while the crew is on the way.
Full first-hour checklistStop the water
Close the main shut-off valve, usually in the basement where the water service enters, if it is safe to reach. If the water is coming up through a floor drain, from the street or from a river, stay out of it: that is Category 3 and it is not worth wading through.
Power and safety
Switch off breakers feeding wet rooms if the panel is dry and you can reach it without standing in water. Do not touch outlets, appliances or light fixtures that have water in or near them.
Lift what you can
Furniture onto blocks, rugs off carpet, boxes off the basement floor. Do not carry sewage-soaked items through dry rooms; it spreads contamination.
Photograph everything
Timestamped photos of the source, the water line and every affected room before anything is moved. Keep damaged materials until your adjuster has seen them.

What your adjuster will ask for after a Austin claim.
Illinois adjusters decide water claims on cause, timing and evidence. We build the file from the first visit so nothing has to be reconstructed later.
- Sewer backup, flood or burst pipe? The source decides your claim. Sudden discharge is standard cover; sewer backup needs an endorsement; river and overland flooding needs a flood policy. The FEMA Flood Map Service Center and Chicago 311 basement flooding records show which Austin blocks sit in a mapped flood zone.
- Moisture logs and photos Adjusters expect daily readings, a photo record and a drying log. We produce all three on every job.
- Make-safe and mitigation Emergency extraction and drying are usually covered when documented. Waiting for approval before extracting only adds to the loss.
Austin questions
What Austin owners ask first.
Straight answers on response times, local flood risk, insurance and how long the drying takes.
All questionsHow quickly can you get to Austin?
Active water is prioritized over everything else. Typical travel time to Austin addresses is around 50 minutes from the nearest crew, any hour of the day, and we confirm a real arrival window when you get in touch rather than a marketing guess. While you wait, shut the water off if it is safe and start lifting contents clear of the floor.
Is Austin at risk of flooding?
The most common water damage pattern we see in Austin is Combined sewer backup flooding thousands of basements, as on July 2, 2023 and July 2010, followed by Sump and ejector pump failure during storm power outages in finished basements. The FEMA Flood Map Service Center and Chicago 311 basement flooding records show whether a specific block sits inside a mapped flood zone. Sewer backup and river water are Category 3, so porous materials that touched them are removed rather than dried in place.
Will insurance cover water damage in Austin?
Most Illinois homeowners policies cover sudden and accidental discharge such as burst pipes, supply lines and water heaters, and frozen pipes if reasonable heat was maintained. Sewer backup and sump pump overflow are excluded unless you carry a water backup endorsement, and river or overland flooding needs a separate flood policy. Mitigation costs are usually covered when documented, so we log moisture readings and photograph every stage from the first visit.
How long does drying take in Austin?
Structural drying typically runs three to five days with air movers and LGR dehumidifiers monitored daily, longer for saturated slabs, subfloors and wall cavities. Chicago summer humidity gives wet drywall and wood around 24 to 48 hours before mold colonizes, which is why extraction on day one matters more than anything that happens later. Equipment comes out when the meters say the materials are back to dry standard, not on a fixed day.
